We Trust You — Just a Few Ground Rules

The Short Version

  • -Check-in: 4:00 PM. Check-out: 10:00 AM.
  • -Quiet hours: 10 PM - 8 AM. Our neighbors will thank you.
  • -No smoking indoors. Outdoor areas only.
  • -Pets: Some properties are dog-friendly. Ask us first.
  • -No parties or events. These are homes, not venues.
  • -Be kind to the property. Treat it like your own home.

These aren't designed to be a lecture — most of this is common sense. We want you to relax, have fun, and enjoy every minute of your stay. A few simple guidelines help us keep the properties in great shape for everyone. That's it.

Check-in & Check-out

  • Check-in time: 4:00 PM. You'll get a welcome message with entry codes and instructions on the morning of your check-in day. If you arrive early, we'll try to get you in sooner — just ask.
  • Check-out time: 10:00 AM. Please start the dishwasher, take out the trash, and leave things in reasonable shape. You don't need to do a deep clean — that's what the cleaning fee covers.
  • Early check-in or late check-out may be available depending on the booking schedule. Ask at least 48 hours in advance and we'll do our best.

How Many Guests?

Each property has a posted maximum guest count (adults, children, and infants). It's listed on the booking page. We ask that you stick to it — it's not arbitrary, it's based on the property's capacity and local regulations. Only registered guests may stay overnight.

Noise & Quiet Hours

  • Quiet hours: 10:00 PM to 8:00 AM. Our properties are in residential neighborhoods where sound carries — especially near the beach on still nights.
  • Outdoor speakers and music at a considerate volume are fine during the day. Turn them off during quiet hours.
  • No parties or events. Our properties are vacation homes, not event venues. Gatherings exceeding the posted occupancy limit are not permitted. We love that you're having fun — just keep it chill.

Smoking

All properties are strictly non-smoking indoors. This includes cigarettes, cigars, vapes, and e-cigarettes. Smoking is welcome in designated outdoor areas — please use provided ashtrays and dispose of everything properly. A cleaning fee of up to $500 applies if we find evidence of indoor smoking.

Furry Friends

Some of our properties welcome well-behaved dogs with a pet fee and advance approval. If a property is pet-friendly, it'll say so on the listing page. Please contact us before booking if you're bringing a pet so we can confirm eligibility and discuss any fees. We want your pup to have a great vacation too.

Parking

Parking details and designated spaces are in your check-in instructions. Please park only in your assigned spots. Bringing a boat, trailer, or RV? Contact us before arrival to make arrangements — some properties can accommodate, others can't.

Treat It Like Home

  • Treat the property with care. You're responsible for any damage beyond normal wear and tear — but accidents happen, and we know the difference.
  • Report any maintenance issues as soon as you notice them. We'd much rather fix a small problem than discover a big one later.
  • Please don't rearrange furniture or remove items from the property.
  • Clean the grill after each use. Make sure charcoal is fully out before disposal. Fire safety is important on the coast.

Pool, Beach & Outdoor Areas

  • Pools are unsupervised. Kids must have an adult with them at all times. No glass containers in pool areas — broken glass and bare feet don't mix.
  • Please rinse off sand before entering the property. Sandy floors scratch hardwood and tile surfaces, and we want to keep these homes beautiful.
  • Beach chairs and towels provided at the property should not be left on the beach overnight. The tide has no mercy.

If Things Go Sideways

Violations of these rules may result in additional charges, loss of the security deposit, or in extreme cases, immediate termination of the reservation without refund. That said — the vast majority of our guests are wonderful people who leave the property in great shape. These rules exist to protect the experience for everyone, and we trust you to use good judgment.
